1. Who we are
These Terms & Conditions govern the use of ai-mallorca.com and every service arranged through it by All-Inclusive Concierge Mallorca, operator of ai-mallorca.com ("we", "us", "the Company"). Contact: contact@ai-mallorca.com.
We are a concierge and coordination platform. Services are carried out by us or by independent, vetted providers that we select, brief and supervise on your behalf.
2. Requests, approval and contract
A request, quote or price shown on the website is an invitation to deal, not a binding offer. A contract is formed only when your manager has approved the request in writing (including by email or in the client portal) and, where payment is due in advance, payment has been received.
We may decline any request without giving reasons, in particular where safety, legality, availability or the reputation of the Company could be affected.
3. Prices, urgency and discounts
Prices are in euros and include the applicable VAT unless stated otherwise. Indicative prices are calculated from our catalogue, property size, property type, cleaning type and travel area; the final price is the one approved by your manager.
Requests booked at least four days ahead are charged at the standard price. Requests within three days carry a +25% short-notice surcharge and requests within 24 hours a +50% urgency surcharge. A single one-off visit carries a +15% surcharge; regular care receives a −10% discount.
Last-minute and urgent requests depend on staff availability and are never guaranteed. Guaranteed appointment slots are reserved for members with an active regular-care plan.
Annual membership paid monthly: the twelfth and final monthly payment is charged at 50%, deducted in the last month of payment. Annual membership paid in full: 10% off. These benefits never combine with each other or with other promotions.
4. Payment
Payment is made through our secure payment provider; we never see or store your card details. Membership instalments are due monthly in advance. If a payment fails we may suspend services until it is settled. Late amounts may bear statutory interest.
5. Cancellations and changes
Cancellations more than 72 hours before a scheduled service are free of charge. Between 72 and 24 hours, 50% of the service price is due; within 24 hours, or if access is refused on arrival, 100% is due. Third-party costs already committed on your behalf (e.g. goods, tickets, vehicles, vessels) are always payable.
Memberships run for the agreed term. Monthly annual plans may be ended early only by paying the remaining instalments, and the last-month discount is then forfeited. Seasonal plans can be cancelled before the next season begins.
Consumer rights: if you are a consumer in the EU you have a 14-day right of withdrawal for distance contracts. By asking us to begin a service within that period you acknowledge that you lose this right once the service has been fully performed, and pay proportionally for services already provided.
6. Access, keys and your property
You confirm you are the owner of the property, vehicle or vessel or are authorised by the owner. Keys, codes and alarm details are stored securely and used only for the approved service. You must tell us about hazards, special equipment, pets and insurance requirements in advance.
You remain responsible for insuring your property. We report any damage or irregularity we notice, with photos where possible.
7. Providers and liability
Where a service is performed by an independent provider, that provider is responsible for its own work, licences and insurance; we coordinate, quality-check and help resolve complaints. Where the service guarantee applies, we return to redo a missed or unsatisfactory visit at no charge.
To the extent permitted by law, our total liability for any claim is limited to the price paid for the service concerned, and we are not liable for indirect or consequential loss, loss of profit or loss of enjoyment. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or any liability that cannot be excluded by law.
8. Force majeure
We are not liable for delay or failure caused by events beyond reasonable control, including weather, sea conditions, strikes, closures, pandemics, power or network outages, or acts of authorities.
9. Use of the platform
You must provide accurate information and must not misuse the website, attempt unauthorised access, scrape it, or use it for unlawful purposes. All content, photography, design, texts, software and the brand "All-Inclusive Concierge Mallorca" belong to the Company or its licensors and may not be copied or reused without written permission.
You must not solicit or contract directly with providers introduced by us for the same services within 12 months of the introduction without our written consent; if you do, an introduction fee equal to 30% of the first year of those services is payable.
10. Confidentiality
We treat all client information as confidential. Premium and high-profile clients may sign our Mutual Non-Disclosure Agreement; staff and providers working on such accounts are bound by equivalent written confidentiality obligations.
11. Complaints, law and jurisdiction
Please send complaints to contact@ai-mallorca.com; we reply within 7 days. These terms are governed by Spanish law. Courts of Palma de Mallorca have jurisdiction, without prejudice to mandatory consumer rights to sue in your place of residence. EU consumers may also use the EU online dispute-resolution platform.
If any clause is found invalid, the remaining clauses stay in force. We may update these terms; the version in force when your request is approved applies to it.
